What is debt placement in commercial financing?−
Debt placement is the process of structuring, packaging, surveying the market for suitable lenders and negotiating a financing request on behalf of a borrower — then placing it with the most optimal lending partner while ensuring a smooth closing process.
Rather than approaching a single bank, a debt placement advisor like Crete Capital runs a targeted process across multiple lenders simultaneously, securing competitive terms the borrower could not access independently. For Canadian private companies, debt placement typically covers commercial mortgages, acquisition financing, construction loans, working capital facilities, and equipment financing.
Why use a commercial financing broker in BC and AB instead of going directly to a bank?+
Banks offer one product: their own. A commercial financing broker accesses the full lender market across a long-established network — chartered banks, credit unions, specialized lenders, private lenders, and alternative capital providers — and negotiates across all of them on your behalf.
For borrowers in BC and Alberta, this breadth is particularly valuable in deals that fall outside standard bank credit criteria: acquisition financing, construction projects, owner-user industrial purchases, or companies with complex capital structures. Brokers also pre-package submissions to lender standards, which reduces conditions, speeds up approvals, and often results in better pricing than a borrower would achieve alone.
What deal sizes and transaction types does Crete Capital handle?+
Crete Capital focuses on mid-market private Canadian companies, typically with financing needs between $1M and $50M+. Transaction types span commercial real estate (industrial, office, land & construction), corporate growth (M&A, business acquisition, management buyouts), and working capital (operating lines, ABL facilities, equipment financing). Crete is particularly active in BC and Alberta, with experience across manufacturing, distribution, food production, professional services, and real estate services – to name a few.
How long does commercial debt placement take from start to close?+
Timelines depend on deal complexity and lender type. A conventional commercial mortgage in BC typically moves from LOI submission to commitment letter in 3–5 weeks, with closing 2–3 weeks after that. Construction and development financing generally runs 4–6 weeks to commitment. M&A and acquisition financing varies most — straightforward share purchases can close in 4–6 weeks; complex multi-lender structures may take 6-8.
Crete's pre-packaged submissions and established lender relationships consistently shorten these timelines relative to direct bank approaches.
What information does Crete Capital need to begin a debt placement engagement?+
At the outset, Crete needs a clear picture of the deal: what is being financed, the required loan amount, the asset or business involved, and any existing debt or capital structure. For real estate, that means a property summary, purchase price or appraised value, and intended use. For corporate transactions, it means financial statements (3+ years), a business overview, and deal structure.
Crete then handles lender selection, information memorandum preparation, and negotiation — the borrower's job is to provide the underlying information, not to manage the lender process.
Certainty of execution, from mandate to funding.
One 30-minute intake call confirms objectives, timing and feasibility — then Crete runs the lender process so you don't have to.
